Orchard Boulevard has welcomed another new launch luxury condo in the precinct. UpperHouse is a 99-year leasehold mixed-use development by UOL Group and Singapore Land, offering 301 residential units. It is one of the few private condominiums in District 10 with direct access to MRT stations.

The developers submitted the highest of four bids for the 75,657 sqft site, winning with an offer of S$428.28 million, equivalent to S$1,617 per square foot per plot ratio (psf ppr), when the tender closed on February 1, 2024.
