In July 2023, the Marina Gardens Lane GLS site was awarded to the joint venture with a land rate of $1,402 psf per plot ratio (psf ppr). With a maximum gross floor area (GFA) of 68,573 sqm, the 99-year leasehold One Marina Gardens will include commercial spaces occupying its first storey.
One Marina Gardens will feature a first-of-its-kind seafront residential project, counting Singapore’s iconic Marina Bay Sands and Gardens by the Bay as neighbours. It will offer homebuyers unblocked sea views and a first-mover advantage in the Marina South precinct.
The future of Marina South
The upcoming Marina South precinct is set to become a ‘10-minute’ mixed-use residential neighbourhood in the heart of District 1, where future residents of One Marina Gardens can look forward to amenities such as parks, recreational facilities, shops and dining options – all within a 10-minute walk.
According to URA, it is envisioned as a sustainable and car-lite neighbourhood and can accommodate over 10,000 residents upon full development. Marina South is designed to offer seamless connectivity in and out of the estate through an extensive network of pedestrian walkways.
For instance, there will be an underground pedestrian network to two MRT stations along Thomson East Coast Line (TEL) – Gardens by the Bay and Marina South, and a series of elevated pedestrian connections bringing residents to nearby recreational areas.
