Tembusu Grand is a new launch condominium with a 99-year lease at Jalan Tembusu within the Katong neighbourhood in District 15. The Jalan Tembusu GLS tender closed with CDL as the top bidder. Among eight bidders, City Developments Ltd (CDL) emerged as the winner for Jalan Tembusu, which is located at Tanjong Katong Road in District 15.
A bid of $768 million was submitted by CDL for the Jalan Tembusu GLS site, which amounted to $1,302 psf per plot ratio. This development's Gross Floor Area (GFA) is 589,743.89 sq ft (54,789 sqm). CDL is an established developer and has launched various other developments in the area, such as Amber Park which was highly popular.
Tembusu Grand will be jointly developed by CDL and MCL Land under Tembusu Residential Pte Ltd. Both developers have worked on successful projects in 2022 such as Piccadilly Grand (sold 77% on launch weekend) and Copen Grand which is already fully sold. Combining their experience and expertise, the developers will be able to develop a high-quality project that homebuyers can look forward to.
Tembusu Grand Unit Mix and Facilities
Tembusu Grand will come with a total of 638 residential across 4 blocks of 20 and 21 storeys. The architecture of the residential towers features a crown design inspired by the sculptural form and texture of the heritage Tembusu trees.
These blocks will have units ranging from 1 to 5-bedroom configurations. There will also be two 5-bedroom penthouse units that will appeal to luxury buyers. Here is the unit mix:

The newly launched Tembusu Grand boasts an impressive array of facilities for residents to enjoy. A highlight is a concierge service called the Residential Services where staff will assist residents in arranging certain services such as housekeeping, laundry or parcel pick-ups.
There will be a 50m infinity lap pool and two clubhouses, among other facilities. The Grand Club will have an entertainment room, a karaoke pod, a gaming pod and a function room. The Tembusu Club will have a private dining room, observation deck, and a gym. There are also several family-friendly facilities such as a playhouse and a kids' playroom.
All units at Tembusu Grand come with premium brand kitchen appliances from Miele, Liebherr and Smeg and quality sanitary fittings and wares from Hansgrohe and Geberit. There's also a Smart Home system with a smart video doorbell, smart air conditioning and lighting controls and a Smart Community App where residents can book facilities.
4 and 5-bedroom units and penthouse units also come with luxurious master bedroom wardrobes, his and her sinks in the master bathroom and an island counter in the dry kitchen.
Connectivity around Tembusu Grand
Tembusu Grand will be around an 8-minute walk (734m) to Tanjong Katong MRT station, improving connectivity and linking commuters to the Thomson-East Coast Line (TEL). The TEL brings residents close to the Marina Bay area in under 20 minutes, and those who work in the city area will be able to get to their offices easily. Residents can also take the TEL directly to Orchard, Maxwell and Upper Thomson. There are also several bus services that will bring residents to the city centre conveniently.

There are several popular primary schools near Tembusu Grand. Primary schools within a 1km radius are Tanjong Katong Primary and Haig Girls' School. Kong Hwa School, Tao Nan School, CHIJ (Katong) Primary and Geylang Methodist School (Primary) are within a 2km radius.
Due to a reform to the Ministry of Education's home-school distance programme, the distance between schools and residences will be measured during the Primary 1 registration exercise by calculating the shortest distance between a point around the school and the applicants' homes. As a result, this move will reduce parents' concerns regarding the distance between their homes and nearby schools.
Other reputable schools in the area include Tanjong Katong Girls' School, Tanjong Katong Secondary School, Chung Cheng High School (Main), Dunman High, Victoria School and Victoria Junior College.

Tembusu Grand is within walking distance of famous eateries in the Katong area such as Little Italy, Oven & Fried Chicken, Seng House, 6 Letter Coffee, and more. The Joo Chiat conservation area is also a short drive away.
In addition to the many eateries and restaurants located along East Coast Road, Tanjong Katong Road, Joo Chiat Road and Marine Parade Road, residents can also head down to some hawker centres such as Marine Parade Central for some finger-licking local favourites.

Tembusu Grand is situated in a great location; it's in the historic Katong area with plenty of restaurants, cafes and other amenities within walking distance. It's also located near Tanjong Katong MRT station which will boost connectivity for residents. Furthermore, there are bus services that connect residents to Dakota and Paya Lebar MRT stations.
There are several reputable primary schools within 1km like Kong Hwa and Tanjong Katong Primary. This will be attractive for families with young children and young couples who are looking to start a family.
While District 15 has had a number of new launch projects in recent years, the Katong sub-zone hasn't seen a large-scale project in almost 20 years (the last was Haig Court which TOP-ed in 2004). So, Tembusu Grand will meet the pent-up demand from buyers interested in a large condo in the Katong sub-zone.
Tembusu Grand's indicative prices starting from S$2,296 also seem promising for a new launch condo in the RCR. If the actual prices don't vary much from the indicative prices, the development will be attractive to many buyers looking to live in a city-fringe location. There's great investment potential, whether it's rental opportunities or for selling in future. Though its 99-year lease might put off some buyers, it's not a major issue to most as it won't significantly impact its appreciation in future.
